What a website should actually cost in Kelowna

We checked 26 Okanagan agencies. Sixteen publish no pricing at all. Here are the real numbers so you can judge a quote.

Almost nobody here will give you a number before a meeting. We checked 26 agencies across Kelowna and the Okanagan in August 2026. Sixteen published no pricing at all.

That is not a scandal. It is a sales tactic, and it works, because you cannot compare what you cannot see. But it leaves owners guessing at whether a quote is fair.

So here is what we found, with the ranges, so you can judge the next quote you get.

The bottom of the market

Flat rate shops in and around the valley publish between $249 and $2,400. A one page starter is around $249 to $450. A five to ten page site lands between $450 and $1,500.

You can get a real, working website at these prices. What you generally do not get is anyone writing your words, thinking about what a customer needs to see first, or being there in six months.

If you are pre revenue or testing an idea, that is a reasonable trade.

The top of the market

The established studios here do not publish, but their minimums show up on directories. Several list $10,000 as their floor and one lists $25,000. Reported project values run from $9,000 up past $35,000.

The work is genuinely good. The catch is the minimum rules out most businesses in this valley, and at that level you will usually be dealing with an account manager rather than the person doing the work.

The middle is nearly empty

Between roughly $3,000 and $8,000 there is very little visible. We found two shops holding that space with published numbers.

Which is strange, because that is where most real local businesses sit. A dentist, a roofer, a law firm. Too established for a $400 template. Not big enough to justify a $25,000 minimum.

Nationally the picture agrees. A standard business site in Canada runs $3,500 to $5,000, and a custom ten to fifteen page build runs $5,000 to $12,000.

What the monthly should be

Care plans are where quotes get vague, so here are the published local ones. $125 a month at the low end. $150 at another. $200 plus $40 for hosting at a third. One local agency's own cost guide puts a small business lead generation site at $150 to $400 a month.

Anything much above that band should come with a list of what you actually get each month. Hosting and backups alone are not worth $500.

How to read a quote

Four questions worth asking, in this order.

  1. Who writes the words? If the answer is you, that is not a $7,000 project, it is a $2,000 project with homework.
  2. What happens after launch? Get the monthly number and what it includes, in writing, before you sign.
  3. Who owns the domain and the files? The answer should be you, without argument.
  4. Can I see it before I pay? Design is not a mystery. Somebody should be able to show you the top of your new homepage before you commit.
